Leaking roof needs repair

Job Description:
New roof in 2006, with 10 year guaranty, but company went bust in 2008. Have contacted my insurance company who have asked me to provide quotes for the work. Essentially 2 areas leak in heavy (or light but continuous) rain. My house is essentially a terraced house with large (taller) houses either side. Area 1. my roof is attached to side wall of a neighbours house, standard terracotta pantiled tiles with silver backed tarred strip tape sealing against their wall. Rain water is getting in presumably under the tarred tape, or in through the old mortar rendering on the neighbours house? Remedy: inspect/replace tarred strip if necessary? inspect/replace render (unlikely). Fit small 30mmx30mm guttering (trunking) above tarred strip approx 6M length as this was done on the other far end of my house roof by builders working on the other adjoining house last year. So the fault may be of the same type as that. e.g. heavy rain running down their wall and gushing up under my pantiles into my attic space? Area 2. My house is essentially 2 houses joined together. The point where they meet has overlapping folded metal sheets, underneath these are long planks of wood 4 or 5 of them side by side which are visible from inside the attic space. 1 or 2 of these planks are sodden and weak from the rain that is getting in somehow along this stretch of roofing. Remedy: remove 1 or 2 longitudinal rows of the tiles, and the metal sheeting, and replace the planks of wood, refit all and seal securely. Access to the roof is simple and does not need scaffolding.
