However, the skirtings to the front wall in both the kitchen and dining rooms show symptoms of attack by dry rot (Serpula lacrymans). Dry rot is a fungal infection and requires a source of moisture to propogate. In the kitchen, this may be due to lack of ventilation (see K4 Ventilation). In the dining room, there is moisture in the wall resulting from the problems mentioned in sections E3 and E4 above, as well as some condensation problems resulting from a lack of insulation beneath the window. It is essential, as part of any treatment for the fungus, to firstly eradicate the sources of moisture. For a full and effective treatment, further measures will require : removal of all affected timber and all apparently sound timber within one metre. This may involve removal of some of the kitchen units and part of the parquet floor to the dining room. All material removed should be burnt. All plaster and tiling should be hacked off to a distance of at least one metre from any visible mycelium Any pipework within one metre of the affected timbers should be wire-brushed and any resulting dust and debris vacuumed up A recognised fungicide should be applied to all exposed masonry, concrete etc that has been exposed, and 2 coats applied to any woodwork within 1, 5 metres of the removed timbers Replastering should be carried out with zinc oxychloride plaster Any timbers replaced should be fully treated with preservative.
