We are buying a large detached village house we expect to complete in October. The house is in a protected village next to the Church so this will have to be taken into consideration if the canal tiles are changed. The house is 17th century and has a footprint of 300m2, the roof area is about 390m2. There are eight chimneys and some of these will need to be rebuilt above the roof level. The wooden structure does not use the expected over sized timbers normally found, some of the timbers need to be replaced/reinforced, the roof has sagged in places and has leaked in numerous areas, so it is a major job. The house in on a road on the front and one side with good access one the other two, the roof is double hipped, well triple as one end wall is staggered. We would be hoping to get the work done this year if at all possible. Thanks

Le Laurier - Brief The brief is quite simple. We would like the present kitchen/bathroom to be converted to become one room and to be a dining kitchen with a door to the barn/grange. We would like the present bedroom 3 to be converted into a family bathroom. Kitchen/Bathroom Forming the south-east corner of Le Laurier the rooms currently divide a rough square in two. The whole space measures 4.030m (north to south) by 3.490m (east to west) so has a total floor space of 14.065m2. There is a window to the east aspect of the kitchen and there are two windows to the south aspect of the bathroom. We propose that the space should be gutted by the removal of all current fixtures and fittings including the present boiler, the dividing wall between kitchen and bathroom the lavatory, shower and sink with the tiled floor then to be made good in the same terracotta tiling. The large westerly window in the present bathroom is to be removed and a doorway created with a door to the barn/grange to be supplied and fitted. We would like a work surface to be installed along the whole length of the east wall of the kitchen with a sink unit to be supplied, fitted and plumbed-in adjacent to the east-facing window. The area under the work surface will require space/plumbing/electricity to accommodate a standard sized washing machine and dishwasher and space will be required for a gas (bottled) cooker. Remaining space under the work surface to be filled with appropriate cupboards/drawers (to be supplied and fitted by contractor). Above the work surface and to the south of the window suitable cupboards/shelves to be supplied and fitted. The wall above the work surface to have suitably spaced power points. All wall surfaces to be made good ready for decoration. Bedroom 3 Bedroom 3 forms the south-westerly corner of Le Laurier and is 3.975m (north to south) and 2.825m (east to west) so has a floor space of 11.23 m2. The current fixtures and fittings are to be removed and the room converted into a family bathroom. We envisage a shower being installed in the south-east corner of the room. We would like the shower to drain from the floor rather than from an installed shower basin (ie a “wet room” type arrangement). No bath will be required but the room will require a lavatory and a basin and we would like a new hot water boiler installed in an “airing” cupboard. We will be flexible as regards the siting of facilities within the room so best to accommodate the limitations of plumbing/drainage/electricity. Again all surfaces to be made good ready for decoration. All fixtures and fittings to be supplied. General As regards the supply of fixtures and fittings for both rooms we would be looking for robust long-lasting quality of a relatively basic type as supplied by retail chains such as IKEA or Castorama. We would like the work completed before Easter 2009 (that is by Thursday, 9 April 2009). We would be grateful if estimates could be supplied for the work set out above (to include a proposed timetable for the work) and if estimates could be accompanied by 3 references and/or examples of similar work carried out.

Felting under tiled roof Douelle

I have a small house in Douelle. We are getting occasional rain stains on our ceilings. The roof is (roman?) tiled but has no felting under. I beleive that when there is a strong wind the rain is being pushed under the tiles. I believe we need the tiles removed and underfelt installed. Will take advise on whether it is worth reinstalling existing tiles or if some or all should be replaced with new. Additional work to be quoted for... 1) There is a concrete blockwork chimney that is no longer used (apart from holding up TV antenna & disk), this chimney needs taking down so it is below roof height. 2) The chimney in the lounge currently ends in the loft, this needs extending above roof height (and adjoining roof height) so that it can be used (have spare concrete blocks left in the loft by previous owner). I intend to attach TV antenna & disk to this chimney. 3) The extended chimney lined with stainless steel liner so we can use a wood burning stove in the lounge. 4) Currently the loft is only accessible from a small door outside, we need a loft hatch to be installed to allow access from inside the house. 5) There is no insulation in the loft. Need insulation to the currently recommended depth installed. Any woodwork installed must be treated against rot, fungus, woodworm, capricorn, termits etc. All work to be guaranteed. The property can be inspected during the first week in April, I can supply photos and plans, if required, by email.
